Property context

Housing across Ashorne varies enough that no two jobs are quite the same. Older properties often hide a mix of copper, plastic and imperial pipework, while newer homes tend to run sealed systems with unvented cylinders.

Heating in the area

Heating work in Ashorne covers the full range, from a boiler that keeps losing pressure to a whole system replacement with new radiators, controls and a properly sized cylinder.

Plumbing in the area

On the plumbing side we cover leaks, burst pipes, taps, toilets, showers, bathroom and kitchen installations, hot water cylinders, water softeners and mains pressure problems throughout Ashorne.

Unvented hot water in Ashorne

Mains pressure hot water, done to G3

An unvented cylinder gives you hot water at mains pressure, which means a proper shower without a pump and two bathrooms that can run at once. Because it stores water under pressure it is also a controlled installation: Building Regulations G3 requires a qualified engineer, the correct discharge arrangement, and safety devices that are tested and documented. We hold the G3 qualification and treat the paperwork as part of the job. Serving Ashorne and the surrounding Warwickshire area.

Most of our cylinder work is either installation and replacement, or putting right systems where nobody has serviced the safety controls in years. A dripping tundish, hot water that has gone lukewarm, a relief valve that keeps discharging or an expansion vessel with no charge left are all common and all fixable, but they need diagnosing in the right order rather than swapping parts.

We install and service Megaflo, Heatrae Sadia, Telford, Gledhill, Joule and OSO cylinders, convert vented gravity systems to pressurised hot water, and flow test the incoming main first so the system we specify matches what your property can actually deliver. Based in Warwick, covering Leamington Spa, Kenilworth, Whitnash, Cubbington, Wellesbourne, Southam and Stratford-upon-Avon.

Common signs to look out for

  • Water dripping or pouring from the tundish or outside discharge
  • Hot water lukewarm, or running out far too quickly
  • Low hot water pressure with normal cold pressure
  • Banging, knocking or rushing noises from the cylinder
  • Relief valve weeping or discharging when the cylinder heats
  • No hot water at all, with a tripped immersion or failed thermostat

How we work

A simple, honest process

  1. 1

    Test before touching

Mains flow and pressure, cylinder pressures, vessel charge and relief valve behaviour measured so the actual fault is identified.

  2. 2

    Specify to the property

Cylinder size and type matched to the bathrooms, boiler output and the incoming main, not to a catalogue default.

  3. 3

    Install to G3

Correct discharge route, tundish, relief valves and controls, installed and commissioned by a G3 qualified engineer.

  4. 4

    Document and service

Benchmark and commissioning paperwork completed, and an annual service booked so the safety devices stay proven.

Safety controls

Expansion vessels, tundish leaks and relief valves

Every unvented cylinder has a set of safety devices that are supposed to be checked yearly: the expansion vessel or internal air gap, the pressure reducing valve, the expansion relief valve and the temperature and pressure relief valve, discharging through a tundish to a safe outside point. When one of them fails you see water at the tundish, or pressure surging on the hot taps.

We test the vessel charge with the cylinder isolated, re-charge or replace it, fit external expansion vessels where an internal air gap can no longer be recovered, and renew pressure relief valves rather than plugging symptoms. The discharge pipework gets checked at the same time, because a lot of older installations were never run to a compliant termination.

Hot water pressure

Low hot water pressure and pressurised systems

Pressurised hot water system pipework and controls
Option 1

Unvented cylinder suits you when...

  • Incoming mains flow tests strong enough for your bathrooms
  • You want mains pressure showers without pumps
  • You want the loft tanks gone
  • Two or more bathrooms may run at once
Option 2

We would look at other options when...

  • Mains flow is weak, so an accumulator or booster comes first
  • There is no compliant discharge route available
  • A high output combi genuinely suits the household better
  • Space or access rules out a cylinder of the right size

Answers

Frequently asked questions

What Ashorne homeowners ask us about unvented cylinders and hot water.

Yes. Unvented hot water cylinders are notifiable work and must be installed and serviced by a G3 qualified engineer. We are, and the paperwork proves it.

It means a safety valve is discharging, usually a failed expansion vessel or a faulty pressure reducing valve. It needs looking at rather than ignoring.

Annually. The expansion vessel charge, safety valves and immersion heater are all checked, and it keeps the manufacturer warranty valid.

Usually yes, if the incoming mains flow supports it. We flow test the main first and tell you honestly whether you will get the performance you want.

Yes, including seized elements in older cylinders, with the cylinder drained and refilled and the thermostat set correctly.

Unvented hot water cylinders store water under mains pressure, so Building Regulations Part G3 requires the installation and any work on the safety controls to be carried out by a competent, G3 registered engineer. We hold that qualification, so installations are notifiable, documented and legal.

The tundish is the open funnel in the discharge pipe, so anything running through it means a safety device has opened. Usually it is the expansion vessel losing its charge, a failed pressure reducing valve, or a passing temperature and pressure relief valve. It is not a leak to ignore, because the cylinder is telling you the pressure or temperature control has failed.

Annually. The service checks and re-charges the expansion vessel, tests the temperature and pressure relief valve and the expansion relief valve, checks the pressure reducing valve, inspects the immersion heater and thermostat, and confirms the discharge pipework is still compliant. Skipping it is how cylinders end up dumping water through the tundish.

Yes. Cylinder replacement is a job in its own right, whether you are swapping a failed unvented cylinder like for like or upgrading an old vented copper cylinder. We check the boiler output and the incoming mains flow first so the new cylinder is matched to what the house can actually supply.

Usually yes, and it is one of the biggest improvements you can make to hot water in an older house. It means removing the loft tanks, running new mains-fed pipework, and confirming the incoming mains flow rate will support your bathrooms. Where the mains is weak we would talk about an accumulator or a booster instead of promising pressure the main cannot deliver.

Yes. Megaflo installation, servicing and repairs are a regular part of our work, along with Heatrae Sadia, Telford, Gledhill, Joule and OSO cylinders. Common Megaflo repairs are expansion vessel or air gap re-charge, immersion heater replacement and relief valve renewal.

On an unvented system that usually means the pressure reducing valve or the strainer is partly blocked, or the cylinder has scaled up. On a vented gravity system, low hot water pressure is normal because it is fed from a loft tank, and the fix is either a shower pump or a conversion to a pressurised cylinder.

Yes. Immersion heater repair and replacement, expansion vessel replacement, external expansion vessels where the internal air gap can no longer be re-charged, and pressure relief valve renewal are all standard jobs. Where the cylinder itself has failed we say so rather than fitting parts to something that is finished.
