What this covers
A Landlord Gas Safety Record (still commonly called a CP12) is the document confirming every gas appliance and section of gas pipework in a rented property has been inspected by a Gas Safe registered engineer within the last 12 months.
It is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. A copy must be provided to existing tenants within 28 days of the check and to new tenants at the start of the tenancy.
